Some leaks can be effectively repaired as a standalone solution. On older roofs, however, a temporary fix may not be durable. If our diagnosis determines that a full roof replacement is the only truly effective answer, we’ll say so plainly.

Common reasons for roof leaks

Roof leaks happen for many reasons — natural wear and tear, installation issues, or storm damage. Whatever the cause, we identify the source of water entry and recommend the most effective repair.

Loose or missing fasteners

Over time, fasteners can loosen or seals can degrade, allowing water penetration. The most common single-source leak we see — usually fixable in an hour or two.

Improper flashing installation

Incorrectly installed or damaged flashings around joins, vents, skylights, and chimneys.

Panel damage or corrosion

Dents, punctures, or localised corrosion on metal panels can create pathways for water. Often hail-related or impact-related. We can apply patches if it is cost-effective to do so.

Age-related wear & tear

Even highly durable metal roofs show wear over time. If your roof is over 25 years old and showing multiple symptoms, repair may be a temporary fix that leads to more headaches in the future. We’ll be honest about whether replacement is the better call.

Flashing failures

Apron, ridge, and barge flashings that have come adrift, lifted, or been sealed with the wrong product. The single most common leak source.

Penetration seals

Failed dektites around vent pipes, soil stacks, flue pipes. We replace with EPDM-rated rubber, not silicone.

Storm damage

Lifted sheets, missing flashings, twisted ridge cap.

Skylight reseals

The flashing kit around skylights often fails before the glass does. We can re-flash and re-seal.

Internal box gutters

Pinhole leaks, blocked overflows, failed welds. We can arrange for a weld-repair where cost-effective to do so or a replacement if required.
